Commercial concrete splits into two problems residential work rarely has. On a new build it is size — holding flat across a span far bigger than any driveway. On a business that is still open, it is the opposite: a tight working area, a live customer route, and a hard limit on how long anything can stay shut.
Holding flat across a real span
A driveway can be a little off and nobody will ever know. A large slab cannot, because everything that happens on it afterwards depends on the surface being where it is supposed to be.
Forklifts and pallet jacks reveal a floor immediately — a dip that a person would never notice will slop a load or make racking sit unevenly. Water that ponds instead of draining marks the surface and, in a work area, gets walked everywhere. And a large pour has far more surface for a crew to control before it sets, which is the practical constraint.
Getting that right is a matter of setting reliable references across the whole area, screeding to them properly, and having enough people to finish the whole surface inside the window it gives you. On a big slab in Redding summer heat, that window is not generous — it is the same hot-weather timing problem as residential work, multiplied by area.
The difficulty on a large slab is not placing the concrete. It is finishing all of it before any of it decides it is finished.
Loads are a different class
Commercial traffic is not heavy residential traffic. Loaded delivery trucks, trailers dropping and lifting, forklifts running fixed routes all day, dumpster trucks setting down on outriggers, and static racking loads that never move.
That changes the design inputs rather than just the numbers:
- Traffic is repetitive and channelised. A forklift running the same aisle a hundred times a day is a fatigue problem, not a one-time load.
- Turning and braking beat travel. Aprons, dock approaches and turning areas take far more punishment than the straight runs, and they are usually where a slab shows its age first.
- Joints have to survive traffic crossing them. A joint detail that is fine under cars can spall under steel wheels; how load transfers across a joint matters as much as where the joint is.
- Static loads never let up. Racking legs and stored equipment sit in one place indefinitely, which is a soil consolidation question as much as a concrete one.
Pouring around a business that cannot close
This is the part that separates commercial work from big residential work, and it is a scheduling discipline more than a concrete one.
The requirement is usually simple to state and awkward to deliver: there must always be a usable way in — for customers, for staff, for deliveries, and for accessible access, which is not optional. Meeting that means pouring in sections rather than in one continuous placement, sequencing around trading hours, and accepting a longer overall programme in exchange for the doors staying open.
What tends to matter on an occupied site
- Which route stays open, and when it switches. Agreed in advance and marked, not decided each morning.
- Delivery windows.A truck arriving into a fresh pour is everyone's bad day. Suppliers need telling.
- Curing time versus reopening. The honest conversation is about when each section can genuinely take traffic, not when it looks walkable.
- Noise and dust timing. Demolition next to a dining room or a waiting area is a scheduling question with a real answer.
The parts that decide how it ages
On commercial work, the difference between a slab that is still good at fifteen years and one that is being patched at five is rarely visible on the day it is finished.
It is base preparation, done consistently across a large area rather than well in some places. It is reinforcement supported so it stays where it belongs while concrete is being placed on top of it. It is joints cut at the right depth and — critically — cut on time, because a joint sawn late is a joint the slab has already cracked past. And it is curing that actually happens on a large surface where it takes real effort.

What to ask a commercial concrete contractor
- How will you sequence this so we stay open, and what does the access route look like on each day?
- What loads is this designed for — and does that match what actually happens here, including the equipment we are planning to buy?
- How are the joints detailed where forklifts or trucks cross them?
- When can each section take traffic, honestly, and what happens if that slips?
- What is the plan if the weather turns during the programme?
Vague answers to the sequencing questions are the ones to worry about. A contractor who has poured around working businesses will have thought about the route before you ask.

Usually yes, by staging the work so a usable route always exists — pouring in sections, sequencing around delivery and customer hours, and accepting a longer overall schedule in exchange for the doors staying open. It costs more in mobilisation than a single continuous pour, and for most businesses that is still cheaper than closing.
