The question is almost never “how bad does it look.” It is whether the ground under the slab is still doing its job. If it is, most damage is fixable. If it is not, repairing the surface buys a year or two and then you are back where you started.
Start underneath, not on top
Concrete does not carry load on its own. It spreads load across whatever it is sitting on. A slab in perfect condition on a base that is washing out will fail. A slab with visible surface damage on a solid, well-drained base can last a very long time.
So the first thing worth establishing is not how many cracks there are. It is whether anything has moved.
What is genuinely worth repairing
Cracks that are flat and stable
Sealing keeps water out, which matters most where freeze-thaw is in play — far more of a factor up around Mount Shasta and Weed than in the valley. In Redding itself, a flat, stable crack is often best left alone. Sealing it is cosmetic, and cosmetic is a legitimate reason, just not an urgent one.
Surface scaling and spalling on a sound slab
Where the top layer is flaking but the slab underneath is solid, resurfacing is a real option. An overlay bonded to a properly prepared surface can restore the look and add years. The condition is that the slab beneath is structurally intact and the drainage that caused the problem has been dealt with — otherwise you have laid a new surface over an ongoing cause.
A single settled panel with everything else sound
Slab lifting can raise a settled section back to grade by filling the void beneath it. It is genuinely useful, it is far cheaper than replacement, and it is fast. The catch is that it treats the void, not the reason the void formed. If water is still routing under the slab, it will be back.
Damage confined to a defined area
A single broken panel in an otherwise good driveway can often be cut out and replaced on its own. It will not match — new concrete next to weathered concrete never does at first, and it takes a few years to close the gap. That is a fair trade for a fraction of the cost.
When replacement is the honest answer
Patching a slab that failed because of what is under it does not fix anything. It relocates the problem a few feet and delays the bill.
- Stepped cracks across multiple areas. Movement in more than one place means the base, the drainage, or the soil is the issue.
- Panels that rock. A slab bridging a void is a slab waiting to break.
- Widespread cracking into small pieces. Once concrete is broken into enough sections, it stops behaving as a slab and every piece moves independently.
- Deep spalling with reinforcement showing. Exposed steel rusts and keeps expanding, which keeps breaking more concrete off. That process does not stop on its own.
- The slab is draining toward the house. If the grade is wrong, resurfacing preserves the mistake. Fixing it means changing the slope, which means pouring again.
- It is too thin for what it now carries. A path poured for foot traffic that is now taking vehicles was never going to hold, and no repair adds thickness.
The part nobody says out loud
Repair is cheaper today and sometimes more expensive over ten years. Replacement is expensive today and, if the base work is done properly, usually the last time you think about it.
Where that maths lands depends on something only you know: how long you intend to be there. A repair that carries a slab for six years is a good decision if you are selling in three and a poor one if this is where you are staying. A contractor cannot answer that for you, and any contractor confidently telling you which one you want without asking is guessing.
Working it out
Check for movement first
Level or stepped. That single observation splits the decision more cleanly than anything else, and it costs nothing.
Find where the water goes
Walk it during or right after real rain. Standing water, a downspout discharging onto the slab edge, or a low spot against the house explains most failures people assume were bad concrete.
Work out how much of it is affected
One panel in ten is a repair. Six in ten is a replacement wearing a repair's clothes — and paying for six patches usually costs more than pouring the whole thing once.
Be honest about the timeline
How long do you need it to last? Answer that before getting quotes, because it changes which quote is actually the cheaper one.
What a good quote looks like
Someone who walks the whole surface, looks at where water runs, tells you what they think caused it, and then recommends an approach. Not someone who quotes a square-foot rate off a photograph.
It is also a reasonable sign when a contractor talks you out of the bigger job. If a slab is sound and the problem is cosmetic, saying so costs them money — which is exactly why it is worth listening to.

Common questions
Can sunken concrete be lifted instead of replaced?
Sometimes. Lifting techniques can raise a settled slab back to grade and are genuinely useful when the slab itself is sound and the void beneath it is the whole problem. They do not help when the concrete is broken into pieces, badly spalled, or sitting on a base that keeps washing out — in those cases you are re-levelling something that is going to fail again.
